Alex Jimenez

DIRECTOR

Alex Jimenez has been involved in property development since 1981.

His career began in design, documentation and contract administration working with various building construction companies.

In 1988 Alex established a Project Management and Construction Company that offered a turnkey property development service in the South East Queensland region.

From its formation in 1988, the company acted as consultant and equity participant in a wide range of residential land subdivisions medium density residential developments and low-rise commercial projects.

In 2000, Alex switched his emphasis from construction to focus totally on property development.

In 2005 Alex helped establish Metacap Developments Pty Ltd to provide wealthy private investors with selected premium property development and investment opportunities using the skills and experience accumulated over the past 25 years.

Alex´s responsibilities have spanned the full depth and breath of property development having held positions as the Managing Director of construction and development companies, development manager & project manager.

Educational Qualifications, Licenses and Memberships:

  • Studied Associate Diploma in Applied Science (Architecture)
  • Associate Diploma in Applied Science (Building)
  • Diploma of Building
  • Registered with Australian Institute of Project Managers as Certified Project Director (CPPD) and Project Manager (CPPM)

Responsibilities:

  • Site identification & procurement
  • Concept design & planning, preparation of town planning briefs and reports
  • Preparation of feasibility reports for equity partners and financial institutions
  • Negotiations with local authorities to obtain approvals
  • Contract administration
  • Co-ordination of principal professional consultants
  • Preparation of architectural construction documentation and other contract documentation
  • Preparation and co-ordination of tender documentation
  • Arranging and negotiating finance
  • Preparing Gantt charts for projects
  • Co-ordination and administration of cost control budgets
  • Preparation of cost to complete reports and cash-flow management
  • On-going design and construction planning
  • Coordinating of pre-sales contracts
  • Developing and monitoring marketing and sales plans
  • Co-ordination of legal documentation for CMS and titles.
